Outlook For Home Prices – Dim

Investors, don’t expect home pricing to increase anytime soon. Recent events indicate that real estate values will stay flat or even decline further.

Why the gloomy forecast? Let me count the reasons:

1. The FHA has banned down-payment grants that have traditionally been paid for by home sellers.. That is a serious blow to owners of lower priced homes. Fewer people will be able to afford those homes. Fewer buyers mean downward pressure on home values.

2. Those having trouble making their mortgage payments may get some relief as provided for in the recently enacted housing bill. The emphasis should be placed on “may get some relief.”

Under the bill, some will be able to convert their high interest, adjustable rate loans to a fixed rate mortgage with a lower interest rate. A lower interest rate means lower monthly payments.

As with anything created by Washington, don’t get too excited until you read the fine print. In this case, to be eligible to switch mortgages, your payment must now be more than 31% of your income… AND the new loan cannot exceed 90% of your home’s current value.

That last requirement is the killer. With the way home prices have been falling few will be able to satisfy that loan to value ratio. Without a new loan they won’t be able to stay in their current home and that will result in more homes being offered for sale. More homes + fewer buyers = falling home prices.

3. Fannie Mae is the motor that drives the mortgage market. You’ve read about Fannie Mae’s huge financial losses, right? Well, now that the horse is out of the barn it has dawned on them that they must tighten loan requirements. They have eliminated loans to borrowers who many have solid credit scores, but can’t show proof of income or have small or no down payment funds.

(By the way, Daniel Mudd is Fannie Mae’s CEO. He takes home $12.2 million a year. I would be willing to screw-up the mortgage market for half that amount!)

And… Fannie is raising its fees. Those extra costs will be passed onto borrowers as higher interest rates or closing costs. It’s a sure thing that mortgage rates will continue their upward trends, making it still more difficult for home buyers to qualify for a mortgage loan. The same goes for those trying to refinance.

Fewer buyers will translate to not only more foreclosures and unsold homes, but falling home prices and tens of thousands of additional home owners who owe more on their mortgages than their homes are worth.

Investors should be very careful about buying in this market, even though homes are being offered at what seem to be bargain prices. A bargain is not a bargain if tomorrow’s value is less than what you are paying today.

Are there any bright spots for investors? Thanks for asking, the answer is yes!

Prices for farmland in the heartland have hit a new all-time high. Even with the worst housing crisis since the Great Depression, agricultural real estate prices are higher than ever.

The USDA says that the average U.S. farmland is worth $2,350 an acre. That’s up over 8% from 2007. There’s even better news for most farmland in the Northern Plains — Kansas, Nebraska and the Dakotas – it is up over 15% since last year.

Farmland in Massachusetts boasts the nation’s most valuable dirt. It rings the bell at $12,200 an acre.

At first glance buying a farm has a great deal of appeal for many, but look out. In real life farming can be emotionally and financially stressful with success dependent upon many variables, including the weather, taxes, domestic and foreign competition, etc.

On the other hand, as the world’s standard of living grows, so does the demand for food. That can make farm land very valuable for a long time to come.

How To Buy A Home Theater System

There are many pleasures in life and one of mine is a home theater system. I know it can turn someone into a social leper but only if you let it. It’s allowed me to enjoy cinema type quality from the comfort of my own home. Being able to watch say…King Kong, with the big ape at full rage roaring through my living room and bouncing off my walls is just wonderful.

Many people overlook or put on hold purchasing a home unit because of price and it’s quite understandable. I approached it from the point of view of value adding. Really, it’s no different to purchasing any other major expense item. You simply work within a specified budget. Commonsense dictates that for most, purchasing a new motor car and a visual/audio set up in the same week is out of the question ( I did say for most ), so ask yourself do you need to purchase a new motor car at this time? Again, it’s up to you. I’m not here to twist your arm.

Okay, you’ve decided to buy. Now what? The biggest mistake anyone can make is to simply rush out and purchase the first unit they see simply because some smooth talking salesperson told them it was the best value for money unit on the market. Wouldn’t you kick yourself if you then travelled across town to another outlet and discovered you could have purchased it there for hundreds of dollars less. Ouch! Occasionally, outlets will reach a point of being overstocked and they need to move stock quickly. Don’t sting your wallet by not doing some rigid due diligence before you buy.

Even before you leave your home and assuming you are online, the internet is a great starting point in your search. Do a search in your local area first and take notes of the models available and their price. After you’ve completed this exercise, and it shouldn’t take too long, then do a more in-depth search on those systems that caught your fancy. Become familiar with their features and try to rate in your mind the benefits one has over the other. The reason for this is that when you walk into a store and you’re confronted by a salesperson, you are armed with a knowledgebase to not only ask the important questions, but also separate the sales pitch pressure from the salespersons desire for you to have the particular unit you want. I find that being on a level of knowledge similar to the salesperson seems to give me greater leverage respect and bargaining power. Hey, it always works for me.

A home theater system is most certainly a luxury. But if you are a movie or sports nut, then I can only suggest that you try and sample one before buying. Do you know anyone who has a system set up in their home? Maybe a courtesy call to let them know you’re thinking seriously of joining the club and could they give you any advice. It doesn’t hurt to ask.

There are 45 million Latinos in the United States, with more than $860 billion in annual buying power, according to 2007 statistics. Top 5 Criteria for Choosing a Home Business

With so many opportunities out there, the potential home business entrepreneur can become quickly bewildered. What company? What product? What compensation plan? This article seeks to briefly outline five key considerations when seeking the ideal home business opportunity.

Before we get to that, a word of caution. Every genuine home business will require an investment of both time and money. It may be that only small amounts of both are required, but be wary of any company that offers rewards of thousands per month, with little or no effort on their part. If they really live up to their promise that “we do the selling for you,” why would they need you? If it’s that easy, why not do it themselves and save the commission payments that they will be paying you? Any genuine opportunity will require some investment from you, usually a minimum of a couple of hundred dollars, and 5-10 hours per week. Anything less than that is somewhat suspicious.

With that said, here are the top five criteria to use when assessing a home business opportunity.

First, what is the reputation of the company? How long has it been in existence? Do a Google search and see what comes up. Generally speaking, the longer a company has been in existence, the more reputable. But read the Google results. Are there reports from dissatisfied agents of the company? Are there stories of problems or unpaid commissions? Usually, if a company starts treating its agents badly, word will get out, and it won’t take you too long to discover.

Second, what is the need in the marketplace? Even if the company is wonderful, and reports are glowing, there simply has to be a need for the product. It’s hard to convince people to buy something they don’t think they need. Look for a company that has products that are in high demand. Either people already know that they need it, or they will become easily convinced.

Third, what is the quality of the product? Does it deliver as promised? If you are offering some miracle juice, or health-enhancing product, people are going to want to see an improvement in their condition. If they don’t, not only will you be viewed as a charlatan, but there is little chance of them re-ordering.

Fourth, what is the compensation plan? Does it reward you fairly for the effort you put in? If part of the business requires recruiting others, do you also benefit fairly from their sales? With some companies, their main profit is made from the amount of product you have to purchase to simply become a distributor. Many who fall for this, end up with a garage full of product, and no real end buyers. It’s a forced sale system that ends up benefiting the company, but very few agents. Also, the best compensation plans offer a chance to earn residual income i.e. you sell once, but continue getting paid as the buyer continues to use the product. Theoretically, with the best plans, you should be able to stop selling at some point, and still see residual incomes coming in.

Fifth, is the timing right? Is the company offering a product that is old news, or is the product on the cusp of massively increased sales? For example, the sale of Tazers went up dramatically after 9/11. It would have been a good time to be in the Tazer business, as people’s sense of personal security was threatened.

As a test case, we will now examine one company and see how it fares according to these criteria. Let’s look at PrePaid Legal, Inc.

The company: The company has been in existence for over 34 years and is listed on the New York Stock Exchange (symbol: PPD). Google searches reveal no significant negative information or reports from agents about the company.

The need: According to the American Bar Association, 52% of people currently have a legal situation that they are dealing with. Not all of them will be major – some may involve disputes with a neighbor, questions over a will, a traffic violation, a landlord/tenant issue, a divorce or bankruptcy, but in any case, more than half of the population has some issue like this. Also, the chances of being sued in this increasingly litigious society are ever greater. The other issue, which is a fast growing problem, is identity theft with estimates ranging from 10-25% of people at serious risk from, or already in, an identity theft situation. PrePaid Legal has products which address both these situations, so clearly there is a need.

The product: PrePaid Legal offers two main services. PrePaid Legal Plans, and Identity Theft protection plans. The PrePaid Legal plans cost from $16-$26 per month (depending on your state and needs) and the ID Shield costs $12.95 per month (or $9.95 if combined with a legal plan). Features of the legal plan include unlimited phone consultation with an attorney over legal matters; a letter or phone call for each individual legal issue; contract review; will preparation; defense for motor vehicle violations such as speeding or parking tickets; trial defense coverage (with some limitations); and IRS audit representation. If some legal costs arise which are not covered by the plan, the membership in PrePaid Legal allows the client an automatic 25% discount on those fees. The ID Shield monitors your credit report and other factors to make sure no one tries to gain credit or a loan unless it is proven to be you. A unique feature offered is ID Restoration where if your identity is stolen, the company will work to restore it (a process that usually takes an individual 600 hours and $1200 to put right.) This ID restoration is included in the coverage.

Compensation: PrePaid Legal offers a competitive compensation/commission structure, and the opportunity to advance to higher levels through either volume of sales or recruiting other ‘Associates’ on whose sales you would also earn commission. Speaking from personal experience, I have been with the company about 3 weeks, and have already earned over $1000 in commission, giving no more than 1-2 hours per day to the business. I have also recruited three Associates whose sales are also earning commission for me. The company pays Advance Commissions on your first 10 plans sold each month ($75-150 per plan sold, depending on the plan and your level) and from the 11th plan onwards, compensation is in the form of residual monthly commissions. For example, let us say that the sale of your 10th plan earned you $120 in commission. That would be paid to you up front. But the identical plan you sell as your 11th plan, would instead earn you $10 per month for the next year, with renewal commissions to follow after the first year. Let’s say, for example, that a person retains a plan for 5 years. You would earn approximately $600 in residual commissions from just this one sale. Such a compensation plan rewards both in the short- and long-term. Start-up costs to become an Associate are generally less than $200, and this amount is quickly recovered.

Timing: Currently less than 2% of households in the USA are covered by a PrePaid Legal Plan, though they are much more common in Europe. With the increase in people being sued, and identity theft, greater market penetration is just around the corner, and the products and their benefits become more widely known.

This brief case study shows that working with PrePaid Legal satisfies all five criteria, plus it also offers the intangible benefit of marketing a product which genuinely helps people, whether they are in the middle of a legal situation right now, or whether it simply offers peace of mind, as a form of insurance against expensive legal costs.

eBay Motors Tips from an eBay University Instructor

How did you sell your last car? Did you trade it in at a dealership, ashamed to tell others what the dealer gave you on trade? Did you sell it out in front of your home with a “For Sale” sign in the windshield? Likely you had visitors at dinnertime wanting to see the car, then after taking up the dinner hour offered you a fraction of what you were asking. Or did you spend $75 on an ad in the local paper? You may wait for days for a phone call that only comes when you’re out getting the mail. Face it, it’s frustrating to get rid of ol’ Betsy sometimes.

eBay Motors began in 2000 and since that time has become the world’s largest used car marketplace. On an average day a Chevy sells every minute, a Mustang every 39 minutes, an SUV every 9 minutes. eBay has over 12 million unique visitors each month. How does that compare to your local paper or the street on which you are trying to sell your car?

Since eBay Motors has become such a robust marketplace for buying and selling vehicles it seems helpful to point out a few differences about selling in this portion of the site. Selling a pickup is different than selling a mixer or vintage Barbie. Here are some helpful tips for selling a vehicle.

Write a great sub-title. – When you enter the VIN (vehicle identification number) of your vehicle certain attributes will be automatically entered for your listing. Things such as the make, model, year, and body style will be included. Since eBay does this for you, you will not have to include these things in your title. If you search for a 2001 Chevrolet Malibu eBay’s search engine searches these attributes and pulls the proper results. Beyond those attributes however you’ll want to use the best keywords possible. When writing your sub-title include such things as color, options (leather, DVD, navigation, CD, heated seats), also include things such as Low Miles, Clean, No Reserve, 4X4, or other things that specifically describe the car. This sub-title is the most important piece of real estate on your listing. Use the words wisely, avoid words like WOW! or L@@K! No one searches for words like that.
Tell a story with your description. – People really want to know where the car’s been. Plus a story gives the vehicle a bit of a personality to the bidder. It makes them remember it. “This was my first car…; My wife and I had this car since we were married. Now we are expecting a baby so we have to part with it…” and so on.
Be detailed in your inspection of the vehicle. – If there is a light scratch on the front left corner of the bumper, mention it. If there is a chip in the windshield, mention it. Very rarely will we find a vehicle that is truly “Excellent”. Most are “Good” and should be rated accordingly. It shows you have a realistic view of the vehicle and gives you credibility with potential bidders.

Use a listing template. – A listing template from a third party such as CarAd (www.carad.com) will give your listing a professional look. They usually involve a small additional fee, however the added benefits are well worth it. They will allow you to add more photos that eBay Motors’ standard Sell Your Item form which only allows room for 12 photos. That brings us to another point…

Use from 30 to 35 photos in your vehicle listing. – It may seem like a lot of photos, but you’re asking someone to drop thousands of dollars here. You are their eyes in this transaction. A simple formula for most of the photos is just do what you’d do when buying a car. You’ll look at it from all angles, inside and out. You’d look at the dashboard, check the driver’s seat for tears, look in the trunk, and under the hood. You can take a photo straight on from each side, front and rear. Then take one from each corner of the vehicle. Show the tire tread, good or bad – show it. The buyer will not be pleased if they arrive after flying for hours and find you were not clear in your description. A picture is worth a thousand words. Thirty photos are worth thirty thousand words.

State your terms and conditions. – Even a private seller has terms and conditions. State clearly what you expect with regard to payment methods (a wire transfer is safest) and payment timing. Many dealers require a deposit, you may do so as well. If you want payment in full within 36 hours or will allow 72 hours that’s fine, just state it so the buyer knows what to expect.

Offer to help your buyer. – Approximately 70% of buyers will either drive or fly to your area to pick up the vehicle personally. The other 30% will have the vehicle shipped. You can help your buyer by offering directions, or a ride from the airport. If they are having the vehicle shipped, you can agree to work with their shipper when he arrives.

Let them choose the shipper. – If the winning bidder wants to ship the vehicle, you may be better off letting them choose the shipper. You can recommend sites like www.auto-transport-reviews.com to help them in their choice. If you have little experience with shippers this is the

best choice. Your Feedback is on the line with this transaction and if you choose the shipper, and that shipper is very slow or damages the vehicle, you may take the hit with negative feedback since you recommended the company. They have a nationwide network of facilities and partners to deliver a vehicle right to a person’s door.

COMMUNICATE with your bidders. – One of the most common mistakes a new seller on eBay Motors makes is thinking eBay does all the selling for them. An automobile is different. Be responsive to emails answering them in a timely manner. Also, you may want to include a phone number in your listing. Most people who buy a vehicle on eBay will have had one or more conversations with the seller, unlike transactions on the rest of the site. When someone bids on your vehicle you become ‘involved in a transaction’ with that person. At that time according to eBay’s User Agreement you may exchange contact information with that user. Proactively contact your bidders to introduce yourself and offer to answer any questions or provide additional photos if they desire.

Use the Second Chance Offer. – If bidding on your vehicle does not reach your reserve price but comes close, consider using the Second Chance Offer. You may contact the bidder and see how close they’ll come to your asking price. If you can agree on a price go to the listing or to you’re My eBay page and click the Second Chance Offer link. You will be prompted to choose one of your bidders and enter a price. Enter the agreed price for your buyer and send the offer. He will then receive his own personal “Buy It Now” listing for your car and have the opportunity to close the deal. SOLD!!

One other important aspect to selling a vehicle on eBay Motors is having a sound pricing strategy. While most vehicles are listed with a reserve price it’s vital to set that price at the lowest price you’ll accept for the vehicle. Bidders get excited once the reserve price has been met and the bidding frenzy begins.

There is much to say about auction strategies and pricing strategies on eBay Motors. We will cover those topics in more detail in a future article. For the first time seller though, the tips above should prove very helpful and you will have much less stressful time selling ol’ Betsy.

Should I Buy a Caravan Motor Mover?

You have purchased the touring caravan, you have spent weeks looking over the route on your maps, the car’s jammed full of everything your family might need on a two week holiday, the cats been given to granny to look after, the open road is calling you. All that has been left to do at the last minute is attach the car to the caravan, who hard can it be?

It is typically at this point in the caravan holiday that everybody realises the weight of stuff they’ve packed into the caravan to go on holiday. “It was a lot easier in the showroom” is what you can hear most people say the first time they try and hitch up their new caravan after filling it with holiday clothes for a family of four. If you think that’s heavy wait until the return journey home when you’ve bought half of Europe’s beer and wine and a souvenir from every town you visited.

You eventually swallow your pride and ask some neighbours to help you, but they won’t be able to help when you get to your holiday destination, what will you do there when unhitching and setting up or hitching up to come home? Again you’ll swallow your pride and ask others around you to help, but it doesn’t have to be like that. There is a simple piece of equipment that can make the whole process of hitching and un-hitching caravans really easy.

The Caravan Motor Mover is something that is used everyday at the caravan showrooms but is seldom mentioned when your buying your new or used caravan. Now I don’t think it’s an intentional ommission by the caravan sales staff but with so many add extra features I guess its not put on the importabce list. For many however a caravan motor mover can be the difference of having a great holiday or worrying about how they will start and end the holiday.

There’s a few different manufacturers of caravan motor movers, Powrline, Truma, Reich, Rhyno to name a couple of them, but in theory they all have the equivalent function, to move your caravan for you. There are models that will move double axel caravans weighing up to 2500kg just every bit as easy as moving single axle caravans weighing a great deal less.

Contemporary caravan motor movers all include some type of smooth stop and start to preclude your caravan pitching forward or backwards. They function with efficiency and all ground types even snow, grit, gravel and even the muddy grass of your caravan site, you should never find yourself in a position were you can not move your caravan. They’ll pull your caravan up slopes and easy them gently down hills just equally as safe.

Running off a 12v battery, caravan motor movers operate by compressing a rough roller against the caravan tyres and slowly (30cm/min) turning. The rollers can be controlled at the same time on each tyre to pull in a straight line or independently to permit the caravan to turn. All single and most double axel caravan motor movers will revolve the caravan on its own axes, cutting back the space needed to manoeuvre the caravan.

c)Comprehensive Policy:A Comprehensive Motor Trade Insurance policy covers for accidental damages caused to vehicles connected to the motor trade, as well as the above-mentioned third party, fire and theft damages.

d)Liability Policy:A Liability Motor Trade Insurance policy is specially formulated for motor traders who (a)need to invite the public within their premises while doing business with or rendering services to them, (b) employ people, (c) restore, repair or service cars, and (d) supply, fit and buy parts. The three types of Liability Insurance are (a) Product, Sales and Service Indemnity which includes “Defective Workmanship”, (b) Public Liability, and (c) Employers Liability.

e)Combined Policy:A Combined Motor Trade Insurance policy covers for money, vehicles, liabilities, premises, tools and contents.

Thus, a Motor Trade Insurance policy is an extensive policy that exists to protect the business of a motor trader. This policy protects businesses that operate from business locations as well as from homes. For General Motors, 2008 Put Automaker in Second Place

General Motors has a long and illustrious history, one that began in 1908 with the merger of several auto companies into one entity. For the past 77 years, GM has enjoyed the title of world’s largest automaker, but that crown passed to Toyota Motor Corporation last year.

Toyota had been gaining on GM for years as the American automaker’s sales numbers stagnated or, as was the case last year, actually fell by several hundred thousand units. Despite selling more cars in China and in the United States than any other car maker, GM couldn’t keep their momentum going and actually sold approximately 600,000 fewer units than Toyota in 2008.

Credit should be given to Toyota who has persistently chipped at GM’s lead, making bold statements a few year’s back that they were poised to overtake GM when they were only selling two-thirds the number of cars as the old number one was then selling. Small, fuel efficient cars are the hallmark of Toyota, but the company has also taken a leadership role in the luxury car segment thanks to its Lexus line. For good measure, Toyota rolled out its youthful Scion division six years ago, another way that the company has been able to increase its visibility which has led to improved sales.

GM has also contributed to Toyota’s ascendancy as the company has rarely broken past its record selling pace of 9.5 million vehicles set some thirty years ago. Declining market share at home has led to most of that drop while its inability to conquer established European markets has also taken its toll. Without its strong presence in China, GM’s overall fortunes would have been much worse, likely spelling the end of the automaker.

Going forward, GM could rebound and see a sales increase beginning this year. Dogging the company, however, is its precarious financial position, one that could scuttle its recovery effort. Recently, GM announced that they would be consolidating operations and closing down or selling off excess brands, a move that could allow a trimmer GM to become profitable and grab more sales.

Lest anyone think that Toyota is moving forward trouble free, think again. In 2008, Toyota’s sales actually dropped, but not as severely as GM’s. In addition, the company is poised to report its first operating loss in its 70 year history, not a big drop but enough of a loss to concern Toyota management. Indeed, the Japanese car make recently replaced its CEO with the grandson of the founder of Toyota in a bid to reinvigorate sales.

Though the company is now #2, GM could borrow a phrase from rental car operator, Avis, and tell its customers, “we try harder.” That might work!
